Before you ring anyone

Most boiler faults are an inconvenience rather than a danger. A few are not. Please read this first.

If you can smell gas

Do not touch any electrical switches, do not use your phone indoors, and do not light anything. Open the doors and windows, turn the gas off at the meter if you can reach it safely, leave the building, and call the National Gas Emergency Service on 0800 111 999 from outside. That line is free and open 24 hours. Ring us afterwards.

If your carbon monoxide alarm sounds

Get everyone out into fresh air, leave the door open, and call 0800 111 999. If anyone has a headache, dizziness, nausea or feels drowsy, get medical help and tell them you suspect carbon monoxide. Do not use the boiler again until an engineer has checked it.

If water is leaking from the boiler

Switch the boiler off and turn the water off at the stopcock. Water inside a boiler casing can reach live electrics, so leave the cover on and do not try to dry it out yourself. Then call us.

What is your boiler doing?

These are the faults we see most. Tell us which one it is on the phone, along with the make and any code on the display, and we can usually tell you what you are dealing with before we set off.

No hot water

Heating works but the taps run cold, or nothing is hot at all. Usually a diverter valve, a thermistor or a failed pump, and most of these are a parts job rather than a new boiler.

Cold radiators

Boiler fires up, hot water is fine, but the rads stay cold. Often a stuck pump, a seized valve, or sludge that has settled in the system and needs flushing out.

An error code on the display

F22, F28, F75, EA and the rest. The code narrows it down before we even arrive, so have it ready when you ring and we can often tell you what we are looking at.

Losing pressure

The gauge drops below one bar and the boiler locks out. Topping it up is the easy part. Working out where the water is going is the job worth paying for.

It will not fire up

No ignition, or it lights and immediately cuts out. Could be the gas supply, the ignition electrode, the flame sensor or the PCB, and they are very different repairs.

Banging, whistling or kettling

A kettling noise usually means limescale or sludge on the heat exchanger. Left alone it shortens the life of the boiler considerably, so it is worth dealing with early.

Water leaking from the boiler

Switch it off and turn the water off at the stopcock before you call. A leak inside the casing is never a DIY job and it can reach the electrics.

Thermostat not responding

Blank display, wrong temperature, or the heating ignoring the schedule entirely. Sometimes a battery, sometimes pairing, sometimes the wiring centre.

Frozen condensate pipe

The classic winter callout. The boiler locks out because the condensate cannot drain. Often fixable in minutes, and we will talk you through thawing it on the phone first if we can.

How a repair visit works

No hourly meter running while you watch. Four steps, and you know the price before anything is taken apart.

The phone call

Tell us the make, the symptoms and any error code. Some faults we can talk you through yourself in two minutes, a frozen condensate pipe being the obvious one, and we would rather do that than charge you for a callout you did not need.

Diagnosis on site

We test rather than guess. That means checking gas pressure and flow, the electrics, the sensors and the controls until we know what has actually failed, not just what usually fails on that model.

The price, before we start

You get told what is wrong, what it costs to fix, and whether it is worth fixing at all. If the part is on the van it is usually done there and then. If it has to be ordered we will tell you how long and get you running in the meantime where we can.

Tested and handed back

We fire it up, check it is burning correctly, confirm the heating and hot water are both working, and tell you plainly whether this is a boiler with years left in it or one you should start budgeting to replace.

Repairs we carry out

Fans, gas valves, pumps, circuit boards and condensate traps. The parts that fail most, diagnosed and replaced on site.

Boiler broken down?

Call us any time, day or night. Tell us the make and any code on the display and we can usually tell you what we are dealing with before we set off.

What a repair costs

Two things make up the bill, and we separate them so you can see what you are paying for.

What you pay forWhat it covers
The callout and diagnosisAn engineer attends, tests the boiler properly and tells you what has failed. Many faults are fixed within this visit at no extra labour charge.
Parts, if any are neededQuoted to you before we fit anything. You decide whether to go ahead, and you are free to say no.
Out of hoursNights, weekends and bank holidays are charged at a higher rate. We tell you that on the phone rather than on the invoice.
What is never chargedAnything you did not agree to. If we find a second fault while we are there, that is a separate conversation and a separate price.

Repair it, or replace it?

Nobody wants to be sold a new boiler when a thirty pound part would do. Equally, there is a point where pouring money into an old one stops making sense, and a decent engineer will tell you which side of that line you are on.

As a rough guide: if the boiler is under about eight years old, a repair is almost always the right call. Between eight and twelve it depends on the part, since a heat exchanger or a PCB on an ageing boiler can cost a meaningful fraction of a new one. Past twelve to fifteen years, parts get harder to source and breakdowns tend to arrive in clusters.

We will give you the honest version, including what the repair costs, what it would cost to replace, and what we would do if it were our house. If a repair is the sensible answer we will say so, even though the other job is worth more to us.

Why use EcoBuild

Answered at 3am

24 hours a day, every day of the year. A boiler that fails on Christmas Eve is exactly when you need someone to pick up.

Gas Safe registered

We are on the Gas Safe Register. Working on gas without being registered is a criminal offence, and you are entitled to see the card at the door.

Diagnosed, not guessed

We test to find the actual fault rather than swapping the usual suspect and hoping. It costs less in the end.

Told straight

If your boiler is not worth repairing we will say so. If it is, we will say that too, even when it earns us less.

Boilers we work on

We repair all makes, not just the ones we install. Tell us the badge on the front and any code on the display when you ring, and we can usually narrow the fault down before we set off.

Common questions

What should I check before I ring?

Look at the pressure gauge, and note any error code on the display along with the make and model of the boiler. Check that the thermostat and any timer are set the way you expect. If you can smell gas, or your carbon monoxide alarm is sounding, follow the safety steps at the top of this page first.

Do you repair every make of boiler?

We work on all the major makes, including Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm and Viessmann. Tell us the make and model when you ring and we will tell you what we are likely to be dealing with.

Will I know the price before you start?

Yes. Once we have found the fault we tell you what the repair needs and what it will cost, and no repair work starts until you have agreed. Our hourly rates show how we charge for time.

Can you fix it on the first visit?

Often, yes. We carry the common parts in the van and most faults are a parts job. If a part has to be ordered, we will tell you what it is and when we can fit it.

Is it worth repairing an older boiler?

It depends on the age, the fault and the cost of the part. We will give you the honest comparison between repairing and replacing, including what we would do in our own house. There is more in the repair or replace section above.
