One team, start to finish

The usual problem with a bathroom is coordination — a plumber, a tiler, an electrician and a decorator all waiting on each other while your only bathroom sits in pieces. We run the whole job, so the sequence actually holds together.

Waterproofed properly

Most bathrooms that fail do so behind the tiles, not in front of them. Tanking the shower area before anything is tiled costs very little on the day and is the difference between a bathroom that lasts fifteen years and one that leaks into the ceiling below.

Priced before we start

We measure up, agree the layout and give you a written price with the scope on it. If the soil pipe position means the toilet cannot move where you want it, we will tell you at the quote stage, not halfway through.

What a full bathroom fit covers

You can have all of it or any part of it. Some people want the lot; others already have a tiler and just need the plumbing done properly.

Strip out and disposal

Old suite, tiles and flooring out, supplies isolated and made safe first, and everything taken away. You are not left with a skip of rubble in the front garden.

First fix plumbing

Moving supply and waste pipework to suit the new layout. This is the stage that decides whether the bath can go on a different wall, and it has to be right before a single tile goes up.

Sanitaryware and taps

Bath, shower tray or enclosure, basin, toilet, taps and wastes fitted, connected and sealed. Supplied by us or by you, whichever you prefer.

Electrics

Lighting, extractor fans, shaver sockets and heated towel rails. Electrical work in a bathroom is notifiable under Part P of the Building Regulations, so it is carried out and certified by a registered electrician.

Tanking and tiling

Wet areas tanked first, then walls and floors tiled, grouted and sealed. Cuts made properly around pipework rather than filled with silicone and hoped for.

Underfloor heating

Electric mats or a wet system under tile. Warm floor in the morning, and it frees up the wall where the radiator used to be.

Wet rooms

A floor-level shower with a graded, fully tanked floor and no tray or step. More work than a standard fit because the waterproofing has to be exact, but it gives you a step-free bathroom.

Furniture and storage

Vanity units, wall cabinets, mirrors and shelving fitted level and fixed into something solid.

Plastering and decorating

Walls skimmed, ceiling finished, painting done. The room is handed back finished, not just plumbed.

Bathrooms we have fitted

A selection of bathrooms fitted across every London borough.

How a bathroom job runs

A standard bathroom is usually one to two weeks on site. A wet room, or anything where the layout moves significantly, takes longer.

Visit and measure

We come and look at the room, measure it, and find out where the soil pipe, joists and existing runs are. That is what determines which layouts are actually possible, as opposed to which ones look good on a showroom plan.

Layout and written quote

We agree the layout and the spec, then price it. If you want the toilet somewhere the soil pipe cannot reasonably go, we will say so now and give you the options and what each costs.

Ordering

Suite, tiles and fittings ordered and delivered before we start. Nothing gets ripped out until the replacement is physically on site, so you are never left without a bathroom waiting on a back order.

Strip out and first fix

Old bathroom out, pipework and cabling moved to the new layout, floor checked and made good, and wet areas tanked. This is the noisy, unglamorous half of the job and it is the half that determines whether the rest lasts.

Tiling, second fix and finishing

Tiling, then the suite, taps, towel rail, lighting and extractor go in. Electrical work is certified, everything is tested, decorating is finished and we take our mess with us.

What affects the price

Bathrooms vary more than almost any other job, because two rooms the same size can be completely different amounts of work. These are the things that move the number.

What we look atWhy it changes the cost
Keeping or moving the layoutFitting a new suite where the old one stood is the cheapest version of this job. Moving the toilet is the expensive one, because the soil pipe has to be re-run at the right fall.
Suite and tiles chosenEasily the widest variable. You can supply your own or we can, and we will tell you honestly where spending more is worth it and where it is not.
Wet room or standardA wet room needs the floor graded, the whole area tanked and often the joists adjusted. Considerably more work than a tray.
Condition of the roomRotten floorboards, old lath and plaster, or walls that are badly out of true all add time before the new bathroom can go in.
Underfloor heatingAdds materials and a day or so, plus the electrical connection and certification.
DecoratingWhether you want the room handed back painted and finished, or just plumbed and tiled.

Why use EcoBuild

Gas Safe registered

Relevant here because bathroom work often touches the heating system, and moving a towel rail or radiator is heating work.

One point of contact

You ring one number for the whole job rather than chasing four trades who each blame the last one.

Written quote first

Scope and price agreed before anything comes off the wall, so the final invoice matches what you signed up to.

We clear up

Dust sheets down, waste taken away, and the room left usable rather than left for you to finish.
